Assemble Your Real Estate Investment Team

Your job as an investor may be to gather highly skilled professionals and to be able to make profitable decisions good feedback you get from them, as well as effectively manage your labor force to obtain the job done, and done right.

Let's talk about who you should have on your team, and let me organize them in a logical manner:

Real estate agent

The brains behind is near and dear to my heart is the real estate agent:) Do you need one? But let me put it the bottom line is; an investor without a real estate agent is like a drummer using one arm... it can be carried out, and done really well (Def Leppard), but choosing much better off using both arms.

Mortgage company

The kind of financing you are able to get can make or break a deal. Having a mortgage expert who knows your own personal situation and who keeps on all the changes in the credit industry is excellent!

Appraiser

We will also have a love/hate relationship with these guys. Whether you as it or not they are always visiting be involved in a few fashion. Having a good appraiser on the team to consult using comes in handy quite often.

Inspector

I joke with my inspector that he is the most anal-retentive individual May possibly ever met (I mean it as a compliment). When you read his report you feel like the house might fall apart any instant. When buying, I use inspection reports to make contact with the negotiating table. I have literally saved a lot of money in lowered purchase prices using a detailed inspection report. Oh, and then there is the added benefit of knowing the proceedings with the house!

Standard Contractor

A qualified, trustworthy GC is an important player on your company. The GC will help you on needed/wanted repairs together with coordinate the subcontractors/labor to finish the same job.

Subcontractors

The main subcontractors in my viewpoint are; The Electrician, HVAC Contractor, Plumber, and Roofer. Make sure these people are licensed (make certain your GC is licensed also).

Paint & Painters, Pool Company & Repair, Landscaper Design & Maintenance, Cabinets & Countertops, Carpet, Tile Installation & Maintenance, Masonry, Drywall, Fences & Gates, Foundation Repair, Garage Panels, Grills & Barbeques, Illumination, Sprinkler Works, Stucco & Stucco Maintenance, Bathtubs & Countertops Re-surface, Concrete, Cheap Labor (your kids could do... they'll love you because of it) and Handyman (a good handyman are able to do many of these jobs).
A final walk-through usually happens a couple of days before closing (in some instances, buyers do the final walk-through some hours before closing) and its primary purpose is to make sure that the house is in the condition that you decided to buy it for and therefore contingencies such as repairs you agreed the seller would have done before closing have been completely done.

It could be for a variety motives.
